3. Are there low arches, bollards or width restrictions on the approach?
4. Will your current sofa, wardrobe or American fridge actually get through the new doorway?

Chelmsford is one of the reasons families move into Essex rather than through it. • Check the current catchment and admissions criteria directly with Essex County Council rather than relying on a listing. Catchments and distance cut-offs change year to year.
• Line up your move with the school calendar where you can. Late July and August are the busiest weeks we run, so book early if you want a specific date in the holidays.

The commute: A12, A130 and Chelmsford station

Chelmsford station sits on the Greater Anglia line into London Liverpool Street, which is the main reason the city keeps pulling commuters out of London. By road, the A12 is the spine - useful and fast off-peak, and slow through the Chelmsford junctions at rush hour. The A130 links you south towards Basildon and the A127, and the A414 runs west.

For move day, this matters more than people expect:

• We avoid loading or unloading into the 7-9am and 4-6pm A12 crush wherever the completion timings allow.
• A Colchester to Chelmsford run is short in miles but the junction queues can double it. We plan the day around that rather than promising an unrealistic arrival time.
• If you are moving from further out - Ipswich, Sudbury, Braintree - an early start is usually the difference between finishing at 4pm and finishing in the dark.
