The Ultimate Colchester Moving Checklist

Moving house is one of those jobs that always looks manageable until the last week - then suddenly the loft needs emptying, the council needs telling, and no one can find the Sellotape. This checklist is the one we hand to customers who book a house removal in Colchester with us. It is written from years of doing this locally, not copied from a generic template.

Work through it in order and moving day will feel like the calm bit at the end, not the panic.

Who this checklist is for

Anyone moving within Colchester, Essex or Suffolk - whether it is a first flat off North Station Road, a family home in Stanway or Mile End, a rental changeover in the Dutch Quarter, or a longer hop to Ipswich or Chelmsford. The timings scale up or down depending on the size of your place, but the order stays the same.

6-8 weeks before: plan the move

This is the boring-but-important stage. Doing it now saves you money and stress later.

• Get quotes from removals companies. Ask for a free home survey, not a guess over the phone. We do these free across Colchester and nearby - a proper survey means a proper fixed price on the day.
• Confirm your completion date with your solicitor and estate agent. Fridays are the busiest completion days locally, so if you have flexibility, a Tuesday or Wednesday is easier to book.
• Start decluttering. Every box you do not move is time and money saved. Anything you no longer want, we can take away as part of a house clearance on the same day.
• Check parking at both properties. If either address is on a Colchester permit street (Dutch Quarter, parts of New Town, streets around the hospital), you may need a bay suspension - the council needs about 10 working days.
• Measure large furniture and doorways. Wardrobes and corner sofas that fit one house do not always fit the next.

4 weeks before: paperwork and address changes

Change-of-address admin is the bit people leave too late. Do it now while your head is clear.

Essentials to notify

• Colchester City Council (or your new local council) for council tax
• HMRC and your employer's payroll
• DVLA - driving licence and V5C log book
• Bank, credit cards, pension, ISA and any investment providers
• Home, car, pet and life insurance
• GP, dentist, opticians and any hospital clinics
• Schools and nurseries
• TV Licence, broadband, mobile contract
• Royal Mail - set up a 6 or 12 month redirect

While you are at it

• Book time off work for moving day and the day after
• Arrange childcare and a plan for pets - most moves are calmer without either underfoot
• If you use a cleaner, gardener or milk delivery, give them your leaving date

3 weeks before: packing materials and utilities

• Order boxes and packing materials. For a 3-bed house you typically need 40-60 small/medium boxes, 20 large, a roll of bubble wrap, wardrobe boxes and plenty of tape. We can drop these off, or you can add a full packing service if you would rather not spend evenings wrapping crockery.
• Contact utility suppliers at both addresses: gas, electric, water (Anglian Water covers most of Essex and Suffolk), broadband and any smart meter accounts. Give them your move date and take opening/closing readings.
• Sort out broadband early. Openreach engineer slots in Colchester can be 2-3 weeks out at busy times.
• Book any specialist services - piano moving, safe moving, dismantling a big American fridge.

2 weeks before: start packing non-essentials

The trick to packing efficiently is to do it in the right order.

Pack now

• Books, DVDs, ornaments, artwork
• Out-of-season clothes and spare bedding
• Loft and garage contents
• Anything in the "guest room / spare room / man cave" category

Packing tips from doing this every day

• Label the top AND one side of every box with the room it goes to at the new property, not the old one. It saves us asking on the day.
• Small boxes for heavy things (books, tools), big boxes for light bulky things (bedding, cushions). A large box of books is the fastest way to hurt your back.
• Fill every gap. Half-empty boxes crush under weight. Use towels, tea towels and clothing as padding instead of buying more bubble wrap.
• Keep screws and fixings in labelled sandwich bags taped to the underside of the furniture they belong to.
• Photograph the back of your TV and router before unplugging - future you will be grateful.

1 week before: the final push

• Finish packing everything except the last few days' essentials
• Empty, defrost and dry the freezer at least 24 hours before the move
• Run down the fridge - shop for the week from what you already have
• Confirm arrival time with your removals crew and share both postcodes plus a mobile number
• Print or save your completion paperwork and both sets of keys
• Withdraw a bit of cash for parking meters, tips or the corner-shop kettle when nothing else is unpacked
• Do a final sweep of the loft, shed and any outbuildings

Pack your essentials box (or two)

Load this last so it comes off the van first:

• Kettle, mugs, tea, coffee, milk, biscuits
• Toilet roll, hand soap, a small first-aid kit
• Phone chargers and a multi-plug extension
• A change of clothes and toiletries for each person
• Medication and important documents
• One made-up bed set per bedroom
• Kids' and pets' comfort items

Moving day

• Be up early. Even a same-town Colchester move usually starts between 8 and 9am.
• Walk the crew round both properties and point out anything fragile, awkward or off-limits.
• Take final meter readings at the old property with a photo of each dial.
• Keep the kettle and essentials box with you, not on the van.
• Do a room-by-room sweep before you lock up: cupboards, under the stairs, loft hatch, garden shed, meter cupboard, freezer.
• At the new place, get the beds built first. Everything else can wait until the morning.

The first week in your new place

• Register with a local GP and dentist if you have moved area
• Update your address on the electoral roll
• Introduce yourself to next-door - Colchester is a friendly enough place that this pays back later when you need a parcel taken in
• Locate the stopcock, fuse box and gas meter
• Check smoke and carbon monoxide alarms
• Test the boiler and note the model number in case you need a service

A note on doing this locally

The A12, A120 and the ring road around Colchester behave very differently at different times of day. If your completion is in the town centre, we plan an early start to avoid the school run and the university traffic. If you are moving out towards Tiptree, West Mersea or the Suffolk side of the border, we build in the extra drive time so there is no rush at the other end.
